Why Noise, Light, and Layout Matter More Than Square Footage

A bigger home isn’t necessarily a better fit. Sometimes, it just comes with a longer hallway.

Square footage is a useful starting point, but it won’t tell you how comfortable a home will feel on an ordinary Tuesday. When I walk through properties with buyers, I encourage them to look beyond the finishes and pay attention to how the space actually lives.

Noise: Take a moment to listen

Pause the conversation during a showing. Can you hear traffic, neighbouring suites, building equipment, or an elevator?

Consider where the bedrooms sit and what you would hear while working from home or winding down at night. If possible, arrange another visit at a different time. A quiet weekday afternoon won’t necessarily tell you what the evening sounds like.
Ask about noise concerns, too. One peaceful showing is helpful, but it isn’t the whole story.

Light: Think beyond the showing

Notice which rooms receive natural light, the direction the windows face, and whether nearby buildings or trees block it.
Then connect that to your routine. Where would you have your morning coffee? Would your workspace feel comfortable throughout the day?

A sunny afternoon showing is lovely. It may also be doing some very flattering marketing.

Layout: Make the space earn its keep

Walk through your usual day. Where would you put your desk? Can you arrange the living room comfortably? Is there practical storage, or would the vacuum become a permanent decorative feature?

Check room dimensions against your furniture rather than relying on how the staging looks. Pay attention to awkward corners, door swings, and space lost to circulation.
A smaller home with usable rooms can suit you better than a larger one with space you struggle to use.

Picture your life, not just your furniture

Before deciding, imagine sleeping, cooking, working, and relaxing there. What feels easy? What would require a compromise you might eventually resent?
The goal is to find space that works for you—not simply accumulate more of it.

Looking for a home that fits?

If you’re buying, I’d be happy to help you look beyond the listing details and ask the questions that matter. Reach out with your questions, wish list, or the things you’re still figuring out.
